How to verify Auto Console titles before purchasing
If a NSW property forms part of an Auto-Consol, several different Lot/Plans or Title References can all return the same Certificate of Title. This article explains what an Auto-Consol Title is, how to check for one before you order, and how to purchase it via Standard Searches — so you only ever need to buy it once.
What Is an Auto-Consol Title?
An Auto-Consol (Automatic Consolidation) is a NSW land title that groups multiple parcels of land (Lots) under a single Torrens Title. Properties that form part of the same Auto-Consol can each have a different Lot/Plan or Title Reference, but all of those references point to the same Certificate of Title.
Please note: The Auto-Consol folio number itself can't be searched directly on Landchecker. To order the Title, search using one of these property identifiers instead:
Lot/Plan
Title Reference
Address
Once purchased, the Title Search will confirm whether the property forms part of an Auto-Consol and display the Auto-Consol Folio, the Schedule of Parcels, and every Lot included in that Auto-Consol.
Step 1: Check Whether a Property Is Part of an Auto-Consol
Before you purchase a Title Search, you can run a free CT Inquiry to check whether a property's Title Reference is part of an Auto-Consol. This step is optional, but it can save you from purchasing the same Title Search more than once (see Why You Only Need One Title Search below).
You can run a CT Inquiry two ways:
Via the Documents tab in the right-hand side panel

Search for the property you are looking for in the Landchecker map experience
In the right-hand side panel select the ‘DOCUMENTS’ tab.
Enter the job reference if required
If there are multiple titles select the tickbox next to CT Inquiry
Add the items to your cart to check out, or select Buy Now to purchase instantly
If it’s an Auto Consol the CT Inquiry will say so next to the Folio (see image at the end of this article).
Via the Document Search Page

Head over to the Document Searches page
Select the Standard Searches tab and select NSW
Enter the job reference if required
Scroll down to the item called CT Inquiry and toggle open. Here you can add a title reference and click Add to Cart.
Select your shopping cart icon in the navigation bar
Select View Cart to review your order or select Purchase to proceed to checkout
If you chose the View Cart option, double-check your order and click Go To Checkout
Once you are happy with your selection for Delivery Method and Payment Method, click Buy
Head over to the Order Manager and select View More on the CT Inquiry to access the document. It will display next to the folio if the parcel is part of an Auto Consol (see image below).

Step 2: Purchase the Auto-Consol Title via Standard Searches
If you already know a property forms part of an Auto-Consol — or your CT Inquiry has confirmed it — follow these steps to purchase the Title Search:
Choose any one property within the Auto-Consol — the Title Search will return the same Certificate of Title regardless of which one you select.
If you only have the property's Lot/Plan, convert it to a Title Reference first (see the conversion example below).
Go to Standard Searches > NSW > Title Search.
Enter the Title Reference.
Select Add to Cart, then complete checkout to purchase the Title.
Once your order is placed, the Title Search will be delivered to your order email along with the rest of your Landchecker documents.
Converting a Lot/Plan to a Title Reference
The table below shows how a Lot/Plan identifier converts to the Title Reference format needed for a Title Search on Standard Searches:

What the Auto-Consol Title Search Will Show
The Title Search you purchase for an Auto-Consol property will display:
The Auto-Consol Folio at the top of the document
The Schedule of Parcels at the bottom, listing every Lot included in the Auto-Consol
The relevant Plans and Crown Plans, referenced under Title Diagram
Worked example: Searching Title Reference 41/753750 returns Auto-Consol Folio 12657-129. Any other Title Reference within the same Auto-Consol, for example, 42/753750, 54/753750, or 2/921405, will return that same Auto-Consol Folio and the same Certificate of Title.
Why You Only Need to Purchase One Title Search
Because every Lot in an Auto-Consol shares the same Certificate of Title, purchasing more than one Title Reference from the same Auto-Consol will return the identical document each time.
You only need to purchase one Title Search to cover every Lot and parcel included in that Auto-Consol — running a free CT Inquiry first (Step 1 above) is the easiest way to confirm this before you buy.
