How to purchase a Building Approval 51 Certificate in Victoria

Building Approval certificates provide information on building permits or certificates issued for the property within the last 10 years.

It also advises if there are outstanding building orders or notices issued for the property, building regulations or conditions, and building permit particulars for taxation purposes.

You can order a building approval certificate in Landchecker through the Documents Searches tab and select Certificate Searches.

1. Click on Document Searches in the navigation bar

2. Click on Certificate Searches

3. Select State - VIC. Then select Next

4. Select the property identifier you wish to Search By, then select Search. Property Identifiers include;

    Address

    Council Number

    Crown Description

    Lot/Plan

    SPI

    Volume/Folio

5. Enter the job reference if applicable

6. Scroll down to the Certificates section

7. Select the tickbox next to Building Approval 51

8. Additional Information Required will appear

    Select Vendor type: Individual or Company

    Enter the Individual or Company Name as required

Note: It may be a requirement for a Copy of Plan to be purchased with a Building Approval 51. This document will automatically be added to your cart if required.

9. Click Add selected items to shopping cart

10. Select your shopping cart icon in the navigation bar

11. Select View Cart to review your order or select Purchase to proceed to checkout

12. If you chose the View Cart option, double-check your order and click Go To Checkout

13. Once you are happy with your selection for Delivery Method and Payment Method, click Buy

14. The est. delivery time for these certificates varies depending on the authority delivering the document. For example, City of Stonnington has an est. delivery time of 7 days and Shire Of Cardinia has an est. delivery time of 12 days.
