How to order a Title Search and Folio Plan in TAS

Order a Title or Folio Plan for properties in Tasmania through Landchecker. You can purchase these individually, but if you need both documents, there’s an option to purchase a Title Search and Folio Plan Package.

The Title Search (Folio Text) includes the folio details, a description of the land, the current registered owner’s name, any interests registered against the land (e.g. mortgages, caveats or easements), and any unregistered dealings.

The Folio Plan will include information about whether the land was surveyed if the plan was compiled from other plans, or whether the diagram is a sketch by way of illustration only. The plan will have a registered number and lot numbers, and will usually show land areas and scale. The plan may show boundary lengths and bearings, and easements are usually marked on the plan.

The Folio Plan for a strata scheme (e.g. units/apartments) will also include the lot areas, name and address of the body corporate, and general unit entitlements. The common property will also be illustrated.

Purchase a TAS Title Search and Folio Plan on the Map

Follow the steps below to order directly on the Map or through the Document Searches page under Standard Searches.

1. Search for a property on the address search bar located at the top left corner of the Map.

2. Select the Documents tab next to the Information panel on the right-hand side. Add a Job Reference. Then select the tickbox next to TAS Title Search or TAS Folio Plan and click Add selected items to shopping cart.

If you need both documents, you can purchase a TAS Title Search and Folio Plan package.

3. Click your shopping cart icon in the navigation bar. You can choose View Cart to review your order or Purchase to quickly buy the document. If you chose View Cart, double-check your order and click Go To Checkout.

4. Once you are happy with your selection for Delivery Method and Payment Method, click Buy.

Delivery Methods:

Send a separate email for each order item - best for orders with documents that have varying estimated times of delivery.

Send one email including all order items - get one email with all documents attached once they have all been fulfilled.

Send no email and notify me for each order item with an in-app notification - you won’t receive an email and can download your fulfilled documents from your Order Manager.

Purchase a TAS Title Search and Folio Plan through the Document Searches page under Standard Searches

If you have the Title Reference, you can purchase a Title Search or Folio Plan directly from the Document Searches page, under Standard Searches. This will save you time, as you will not need to look up the property address or parcel details on the map.

1. Click on Document Searches in the navigation bar and select the Standard Searches tab. Select State - TAS and click Next.

If you need both documents, click on TAS Title Search and Folio Plan (Package) and add the Title Reference.

2. To purchase a Title Search or Folio Plan individually, select either of these Products to enter the Title Reference and click Add to Cart.

Select the shopping cart icon in the navigation bar to checkout - you can choose View Cart to review your order or Purchase to quickly buy the document.
