Background

Indeed Convey was established in 2013 by Director Mary Commisso, whose ambition from the outset was to make the settlement stage of people’s property journey a smooth and uncomplicated one.

Over the decade, her conveyancing company has expanded from one office in Port Melbourne, to three offices (one in Williamstown and one in Yarraville).

With her strong team of 12 - all women - Mary has shown that a trusted conveyancer is one that couples expertise in the field with the sort of personable skills that put clients at ease.

As Mary states, “the property transactional process can be a notoriously daunting one, especially when it’s your own home you’re invested in. We want our clients to feel supported every step of the way. Yes, we deal with contracts, but more importantly, we deal with people who need our reassurance and close guidance.”

With quality customer service at its core, Indeed Convey has earned a good reputation in the industry since its beginning.

Challenge

The problem of accessing reliable property data has affected legal practitioners as much as it has property professionals across the industry.

When Indeed Convey began, the process of data sourcing was cumbersome. It was commonplace for conveyancers like Mary Commisso and co to find themselves trawling through countless websites - council, government and planning portals - to source accurate, up-to-date information on properties for transactional purposes.

Mary  Commisso recalled: “We would have to rely solely on the information provided in the contract, and that brings additional risk.”

There was some competition between a few online property platforms in those early days, but no standout, Mary Commisso recalled. Data was either unreasonably expensive, or slow to turn around.  It was, indeed, a challenge setting conveyancers back from delivering timely and comprehensive advice to clients about their property contracts during the most critical stage.

Motivated by the desire to provide the best service for clients, the Indeed team sought out an online source of property information that was both reliable and efficient to use.

Solution

Mary Commisso’s vision of achieving a “one-stop conveyancing shop” encapsulates the very essence of Landchecker’s single-source application, so it comes as no surprise that when the two companies connected, they were, indeed, in sync. And the timing was fortuitous too: the start-up tech company had by 2015 established itself as a credible go-to platform for property professionals, providing just the solution a young conveyancing company needed to streamline its own processes for property dealings.

“With Landchecker, all the information is in one spot. And with the map-view, you’re seeing the property in context. This is an enormous help in reviewing a property and its surrounds.” stated Mary Commisso.

Mary Commisso noted that one problematic aspect of reviewing property information is the fact that property owners (and their representatives) don’t always disclose all the changes to the property during their ownership at the time of settlement. This is something that Landchecker resolves by providing an extensive database of historic images on every property in Australia.

“Historic images are critical in seeing and understanding changes to property over time”, said Mary Commisso. “Up-to-date, high-resolution imagery has also been key in giving us insight into the property layout and the block of land. Scoping that out from our desk means we can make an accurate assessment within a tight turn-around for clients.”

And it’s not just Landchecker’s on-map experience that has improved the conveyancing process for Mary Commisso’s team. Accessing key documents through the app such as Property Reports and Titles has made workflow so much easier, according to Mary Commisso.

Through Landchecker, “we conduct extensive due diligence on all files, so we’re across all litigious risks inevitable in the conveyancing industry,” said Mary Commisso.

And these aren’t just used for their own files, confirmed Mary Commisso:  “We provide the Property Report to our client as a value-add with our own contract review. And we don’t pass that Landchecker fee onto our clients.”

Outcome

Today, Indeed conveyancers use Landchecker as a routine and necessary part of their day-to-day work. In line with Mary Commisso’ own company ethos, Landchecker’s property web-application has helped Commisso and her team conduct contract reviews that are both comprehensive yet simplified, for their clients’ benefit.

Indeed Convey has continued to enjoy a growth trajectory over its decade in the industry, with a 50% increase in volume in the last two years.
