About

The property law specialists at Central Victorian Conveyancing oversee the transactional process of the property journey. With offices in Lancefield, Kilmore/ Wallan, Shepparton and Melbourne, the small, dedicated team supports Victorian clients across urban, suburban and rural sectors.

Background

Central Victorian Conveyancing established its first office in the geographic heart of country Victoria, in Lancefield . Founded by Clare de Kok, the small team of legal practitioners set out to cater to the property needs of local and rural communities. De Kok’s dedicated team extended its rural reach with an additional branch in Victoria’s oldest inland town, Kilmore - followed by an office further north in Shepparton- before establishing its city-based office in Melbourne’s CBD. CVC promises a personalised property experience for a broad range of clients, from farmers selling or buying land, to first-home buyers, business owners, developers and investors.

Challenge

Given its wide reach, the small Victorian legal team required an effective platform for accessing centralised land and property data. This has been an inherent problem in the industry for property professionals and legal practitioners alike, and one that impeded de Kok’s team in providing comprehensive advice as simply as she would like in the company’s beginning.

“We cover 72 councils. That means we would have to go to 72 different council websites. This process just wasn’t efficient or sustainable. Not for a small team like ours,” said de Kok.

The process of navigating Vic government and council websites has been a common challenge for property and legal advisers. More often than not, these portals and databases lack the degree of UX experience that today's professionals expect for the type of turn-around required in their advisory services.

Solution

De Kok learned about Landchecker as the Melbourne start-up was just emerging on the scene. A retired legal practitioner recommended the property web-application to De Kok, noting that it was “an interesting concept and one to watch”.

The concept encompassed exactly what De Kok needed for her team of legal specialists in their day-to-day property services: an all-in-one source of property data covering every property in Australia.

“This resolved our problem of gathering data from different places, then having to assimilate it for the purpose of communicating that efficiently to clients,” said de Kok.

Legal practitioners like de Kok need the most reliable data on which to base legal advice for parties engaging in significant property transactions. Landchecker aggregates data from government and council websites so that property professionals don’t have to.

“[The platform] cuts down your administrative workload, so you can focus your time on preparing your advice for clients.”

Outcomes

For CVC, using Landchecker has in turn boosted business - as well as win business.

De Kok explains that it’s often the case now that when prospective clients are 90% on board with choosing her team’s legal services for their property needs, Landchecker provides “that last 10% to get them over the line.”

There are some features in particular that de Kok and her team tap into regularly for optimum workflow.

The planning scheme amendments, available through the app, give the property law specialists insight they need to feel confident in providing comprehensive council advice that’s specific to the client’s property.

Landchecker’s local permit approval updates help de Kok and her team provide substantiated reassurance to clients who are buying a block to develop or subdivide. “It helps give our customers confidence, knowing that there was a planning precedent that was approved in the area. ”

Similarly, the comparable sales function helps vendors get a realistic sense of selling price, and “purchasers then have evidence for realistic negotiations,” said de Kok.

The premium property report is invaluable for the CVC team in distributing an official, streamlined document for clients during the contract review. “Apart from providing our generic contact information, giving our clients a Premium Property Report helps them feel like we’re a trusted advisor. They are receiving the expertise they expect of us.”

According to de Kok, using a premium property report is a key “client acquisition strategy”.

Today, de Kok’s team conduct comprehensive contract reviews and deliver expert advice efficiently, with the use of Landchecker’s property platform.

Landchecker is pleased to contribute to Central Victorian Conveyancing’s productivity as they continue to provide specialist and trusted legal services to Victorians moving forward.
