Background

Aston Commercial prides itself on bucking the trend of traditional agents.

Conceived 15 years ago and managing close to 1,500 commercial properties around Melbourne, the Aston Commercial team boasts over 80 years of combined experience, bringing its extensive knowledge coupled with personal, open and honest communication to its Clients.

Aston Commercial’s managing director Fred Nucara believes in building close relationships with his clients, with a dedicated focus on ensuring those relationships become long-term.

“We have been offering strategic commercial property advice for over 30 years and I have always prided myself on getting to know my clients personally – whether they be large corporations or family investors,” Nucara said.

“The collective goal of the Aston Commercial Team is to ensure our clients receive optimum and accurate advice, in order to maximise the development potential of their sites, all in an efficient and personalised manner.

“We don’t believe in airs and graces at Aston Commercial – just honest, open and articulate advice.”

Challenge

Before the existence of Landchecker, Aston Commercial had to rely on numerous government websites to obtain crucial information on development opportunities, which Nucara described as clunky and time consuming.

“Speed to market is crucial when you’re dealing with development sites, yet historically, before Landchecker, speed just wasn’t a luxury we had,” Nucara said.

Having to navigate multiple websites meant there was no single source of truth, with sales data, title searches and development approvals all having to be obtained from different sources – and the process churned up time.

There was also an absence of up-to-date, aerial imagery of the site and neighbouring areas, meaning an immediate site visit was required before any initial assessment could be undertaken and subsequent advice be given.

Solution

When Landchecker launched in 2016, Aston Commercial immediately identified the app as a seamless way to obtain all desired property data quickly, and prides itself on being one of the first commercial agents to jump on board.

Aston Commercial utilises Landchecker as both an information portal and a sales tool, launching the app in client meetings, demonstrating how efficiently applicable site data and aerial images can be populated into a professional, Aston Commercial-branded property report.

“Landchecker is a great launching pad, enabling us to get a real insight into the development site before visiting the site itself,” Nucara said.

“Aston Commercial uses Landchecker to acquire everything from titles and planning permits to zoning information and sales data, where we then leapfrog to adjoining properties to get an overview of their historical sales data as well.

“Being able to quickly eyeball a building envelope on Landchecker means we can effectively and efficiently identify its development potential, before delving into more detail to ascertain the economic life of the building.

“Put simply, Landchecker has fast-tracked our ability to obtain good-quality information around planning requirements, potential height restrictions, building envelopes and broader neighbourhood data.

“We wouldn’t be without it.”

Outcome

Aston Commercial utilises the smarts of Landchecker to educate its Clients on the relevance of their property in the current market, identifying the investment risk and advising on its potential financial return.

Landchecker’s comprehensive planning zone functionality facilitates Aston Commercial in providing strategic advice to its Clients on sites that have an existing building.

“We’re able to investigate underlying zoning on the site and undertake a financial analysis as to whether our Clients should invest in upgrading the existing structure or demolishing it to build a new project in line with council regulations or simply sell it,” Nucara said.

“The name of the game in commercial property investment is to ensure the risk doesn’t outweigh the return.

“We’ll continue to partner with Landchecker to ensure our Clients receive the best possible advice in order to maximise their investment.”
