Revolutionising Real Estate: How Technology is Shaping Property Sales

In today's competitive real estate market, innovative technologies like Landchecker are redefining the landscape, providing agents and buyers with unparalleled access to essential property data says Burgess Rawson’s Partner, Beau Coulter and Senior Sales Executive, David Napoleone.

In today's competitive real estate market, innovative technologies are redefining the landscape, providing agents and buyers with unparalleled access to essential property data. This technological evolution has played an instrumental role in recent high-profile and unique property listings and transactions.

Burgess Rawson exemplifies this approach by leveraging proptech platforms like Landchecker to enhance their service offerings for clients. For instance, their recent listing of the Baker’s Delight at 111 Lower Plenty Road, Rosanna, showcases the strategic use of technology in real estate.

The property was auctioned through Burgess Rawson’s Partner, Beau Coulter and Senior Sales Executive, David Napoleone and sold for an outstanding price reflecting a sharp yield of just 3.9 per cent. The asset received a total of 42 bids before transacting for $943,000.

Mr Napoleone highlighted the critical role Landchecker played in creating the current campaign around the asset.

Landchecker was helpful for this campaign as were able to identify the title boundaries and review the zoning information. The platform provided access to the planning zones and associated schedules which gave us the ability to provide buyers with the potential uses for the site.

Mr Coulter said, additionally, we are able to review all of the town planning permit applications in the surrounding retail area to be informed of future developments enabling us to provide buyers with potential precedents for future development that may be taking place.

“It is particularly helpful to have access to see when covenants have been removed through a planning permit as this can give buyers comfort that the precedent to remove a “single dwelling” or “only residential use” covenant can be accomplished,” he said.

Another notable example of Landchecker’s impact is the sale of the landmark church at 11-13 Lyttleton Street, Castlemaine which was sold through Mr Napoleone.

This heritage property, sold for well above its $2.75 million price guide, required extensive research to accurately assess its feasibility.”

"Through Landchecker, I was able to work out the heritage overlay status and access local town planning information related to that specific overlay," Mr Napoleone said. “This was crucial in analysing the property and providing a clear picture of its potential.

The area mapping tool on Landchecker was particularly useful for estimating building sizes and providing clients with guide sizes for decision-making. It's also handy to be able to jump in and quickly purchase any documentation that I need such as a Title or ASIC Search to understand ownership of another property nearby.”

Landchecker offers an interactive, map-based search experience from the desktop, providing reliable data sets for any property or site,” Mr Napoleone said.
