How to complete a document search in Vic using Crown Description
Landchecker provides documents that you can buy, such as a copy of the plan, instruments, titles, and more.
You can search by:
Address
Council Number
Crown Description
Lot/ Plan
SPI
Volume/ Folio
If you have the crown description, you can use it to complete your document search.
A crown description is an older way of identifying land before it was subdivided into modern lot and plan numbers. It typically refers to the Crown Allotment, Section, and Parish, and may also include a Portion or Block.
Some descriptions are simple, like Allotment 1, while others may be more detailed, such as Allotment 3 Section 2. Crow descriptions can be found:
On older property titles
In historical surveys or plans
From local council records where the land hasn’t been converted to a lot/plan reference
Here are the steps on how to complete a document search in Victoria using a crown description.
1. Click on Document Searches in the navigation bar. Title Search appears as the first tab under Document Searches.
2. Enter a job reference. This will display in your Order Manager and Invoice.
3. Victoria is selected as the default state, so simply click Next.
4. Select Crown Description as the search identifier in the drop-down menu. You can then choose between two search methods:
Structured - Enter the allotment, portion, block, section, parish (required), and subdivision (optional) into the individual fields provided.

Free-Text - Type the entire Crown Description into a single field exactly as shown on the title. Example: ALLOTMENTS 39A SECTION 1A PARISH OF PAYWIT

When entering the details, double-check spelling and numbers, especially for the Parish name and allotment. Even small errors can prevent results from appearing.
5. After entering the required information, click Search.
6. Your search result will appear with the Municipality, CPN, Parish Codes, SPI and Lot/Plan.
