Background

Founded in 1994, InForm – one of the first Victorian home builders to provide architecturally-designed and constructed homes – was an early-adopter of Landchecker, benefiting from the one-stop-shop technology since 2019.

InForm initially built luxury family homes in Bayside before spreading throughout metropolitan Melbourne.  As the company grew, so did its frustration in being forced to rely on numerous sources to gain information to adequately service its prospects and clients.

“We would often have to visit various resources, be it online or otherwise, to understand a potential job,” Senior Project Manager Nigel Garson said.

“Most of the time, we would have to physically drive out and visit a site to understand the land.

“From a client service point of view, it was complicated to look up all the relevant information in an efficient manner to qualify a land parcel and conduct early stage feasibility.

“Landchecker has removed all of this laborious work by providing everything we need at our fingertips in seconds, positioning us as both experts in the local area in which we’re building as well as at a micro-level, down to the individual site itself.”

Challenge

InForm had designed a luxury, knockdown rebuild residence in Blairgowrie however Council demanded a redesign of the home with an additional 5 metre setback from a boundary wall.

InForm had to quickly prove this redesign had not been a requirement on previous builds in the area.

Solution

By using Landchecker, InForm was able to quickly extract multiple precedent examples of builds in the area.

Town Planning subsequently accepted the examples produced from Landchecker and allowed the building to proceed.

“Town Planning fortunately saw the sense in our position and acquiesced,” Garson said.

“Landchecker helped us manoeuvre out of a tricky situation.  It helped save the job.”

Outcome

Having the utmost confidence in Landchecker and its capabilities means the InForm team can service its prospects and clients quickly and efficiently, even using the Landchecker application as a visual selling tool.

Taking prospects and clients through Landchecker facilitates in them understanding the maximum potential in their build, removing any friction in the early stages of what can be a perplexing process, particularly if they’re first-time builders.

“Landchecker is integral in progressing the customer to the next stage from initial enquiry,” Garson said.

“They often visit our studio in Sandringham where we sit down and examine the site together on Landchecker, explaining any restrictions or intricacies of a build in a way that they can understand.

“We use the permit feature alongside zoning to understand the precedent, explaining to our prospects and clients what design elements have a higher chance of being approved by council.

“They really appreciate the transparency of Landchecker and are often as impressed with it as what we are, wanting to know more about how the app works.

“Landchecker has been a gamechanger for InForm – not only in the way in which we are able to gather all accurate information on parcels of land, but also in the way in which we service our clients.”
