What to look for in a NSW Title

Here are some of the details to look at when you do a land title search in NSW:

    Land Description
    This is a unique description of the property that encompasses the full plan/allotment, location and other relevant details.

    Ownership Details
    This can include information regarding the type of ownership (e.g., sole owner/entity, jointly owned, etc.), the owner and potentially ownership type (for instance community, strata, property/land).

    Dealings
    Title register instruments that refer to a transaction affecting the land will be indicated.

While a Certificate of Title is critical to the home acquisition process, there are also other subsequent documents you will need to assess a property or site.

This search requires document title reference in this format: 1865/100001
Lease Folio Caveats Writs and Other Dealings ReportProvides a list of lease folios and related data in commercial lease complex or a retirement village complex, includes details about the caveats, writs. Order of Court and unregistered dealings.
Lease Folio Data Extract ReportProvides a list of lease folios and related data in commercial lease complex or a retirement village, includes details about the lessee names, mortgages and variations or leases affecting the lease folios.
Lease Premises Index SearchProvides a list of lease folios in commercial lease complex or a retirement village searchable via head title reference, lease folio complex number or lease complex name. It also provides details of the premises description for a lease folio and whether it is the current/cancelled folio.
Lots Created SearchThis document presents a record of lot numbers that were generated during the registration of a survey plan, along with information regarding their current status, i.e., whether they are active or have been cancelled.
Management StatementsObtain an image copy of the Management Statements.
NSW Plan SearchObtain imaged copies of a plan. Plans that have not yet been imaged by the LRS will be charged at a higher cost.
PipelineObtain an image copy of the plan defining the location of . the pipelines and to register the necessary easements on affected certificates of title.
Plan InquiryProvides the details for plans of survey, including the plan purpose, titles system, first and last lot in the plan, number of pages in the plan, registration date, whether section 88B instrument accompanies the plan, the name of the Council, County and Parish of the land in the plan and Council’s approval number
Primary ApplicationTo request a conversion of an Old System title to the Torrens Title System, acquire a copy of the document used by the property owner. Please note that applications which have not yet been imaged by LRD will incur higher costs. Please enter the image number while omitting the "PA" prefix.
Prior title searchThis document will provide you a digital copy of the title. This includes the land description, current registered proprietor/s, mortgage and lists affecting instruments.
Sub Folio InquiryProvides a list of any Sub Folios associated with a folio of the register.
Survey mark sketchesSurvey Mark sketches show the physical position of numbered Survey Control Marks. These marks constitute the State Control Survey Network. Geographic and height data for each mark is held in the Survey Control Information Management System (SCIMS) database. For further information and access to survey mark information please visit www.six.nsw.gov.au. Permanent Mark (PM): A steel rod inside a metal cover box at ground level. State Survey (SS) Mark: A round brass plaque usually fixed in a concrete kerb or footpath. Trig Station (TS): A concrete or steel pillar usually with mast and vanes attached at top. Miscellaneous Mark (MM): Do not conform to a particular convention and are generally not numbered. Geodetic Bench Mark (GB): A steel rod inside a metal cover box at ground level.
