What is a property report?
A premium property report provides you with a detailed summary of property and planning information on a selected property. It is an easy-to-read PDF document that provides you with the information you need to know about that property including:
Property sales history
Land size and property boundaries
Planning zones
Planning overlays or other controls including heritage
Flood data and bushfire area check where available
Detailed planning permit history where available.
Approved, pending and rejected planning permits in the vicinity.
Recent and proposed planning scheme amendments
What is a title?
Land titles are the official and legal document that outlines the property’s ownership, as well as any associated instruments, dealings and owners corporation. Because it includes interests and restrictions on the land, it is the most essential document. The information in this document may include:
Volume Folio or title reference number
Land description
Ownership details and ownership capacity
Dealings (aka instruments) such as Mortgages, Easements, Covenants, Caveats
Unregistered dealings
Activity within the last 125 days
What is a plan?
A plan is the surveyed sketch of a land lot or parcel that shows the original subdivision of this land into separate titles, as well as any easements or restrictions over the land. The document can include the following:
Local government authority
Legal property boundaries
Land size
Easements
Restrictions

What does it mean when I receive the 'error failed to load' when searching for documents?
There are a number of reasons why this error might be occurring. For example, it may be a cancelled title. If you receive this error when searching for property documents, please contact our Product Support Team by emailing documents@landchecker.com.au. Please include details of the property you are trying to obtain documents for, and include as many property identifiers (e.g. address, Lot/Plan, Volume/Folio) as you have available. We will respond to your email within one hour during business hours.
How do I buy a Title Search through Landchecker?
Documents can be purchased on Landchecker in two ways; directly on the Map or through the Document Searches page.

Purchasing a Title on the Map
Search for a property on the Map using the search bar located at the top left corner of the Map
When the Property Information Panel appears on the right-hand side of the Map, select the Documents tab
Purchasing a Title on the Document Searches page
Click on Document Searches in the navigation bar
Select the State from the Title Search tab
Select and enter the Property Identifier and select Search
What documents are available through Landchecker?
Landchecker offers a variety of property documents, via direct brokerages with the authorities responsible for delivering the documents. The available documents include:
Land Title Searches and Property Documents: Access Title searches and a range of other property documents, including Title Plans, Instruments and Dealings for all properties across Victoria, New South Wales, Queensland, and South Australia.
ASIC Company Searches: Obtain ASIC company searches to get detailed information about registered companies, including their status, directors, and shareholders.
Property Information Certificates (Victoria Only): Access Property Information Certificates for all properties in Victoria, containing important land, building and planning information.

My document/property certificate has not been fulfilled and is now overdue. How do I follow-up?
For all property certificate and document-related enquiries, including if your order item(s) are overdue, please contact our Product Support Team by emailing documents@landchecker.com.au. Are Title Searches included in your Plans if I join?
Title Searches and other property documents are not included in our Plans.

How long do documents take to download after I've purchased them?
The delivery time for documents and property certificates vary depending on the document type.
Most Land Title Searches and Property Documents fulfil instantly. The delivery time is displayed next to each document prior to adding to your cart from both the Document Searches page or directly on the Map via the Documents tab.

My document order returned an error. How do I find out more and get help to obtain a copy of the document I’m after?
If your document order returned an error, here are the steps you can take to resolve the issue:
Check the Error Message Reason: Review the error message provided for any specific details about the issue. The error reason will be shown in your Order Manager.
Verify Information: Ensure all the property identifiers used are current and correct. If you have ordered the document through our Standard Searches tab, please ensure you have entered the identifiers following the required formatting (an example for you to follow will be displayed directly below the text box).
Contact Support: If you’re unable to resolve the error, please contact our Product Support team at documents@landchecker.com.au so we can troubleshoot the issue and assist you in obtaining the document(s) you need.
I’d like to switch to Landchecker from our current document provider. How do I get in touch to discuss pricing and learn more?

My document order status says ‘with authority’. What does this mean?
The status ‘with authority’ means that your document request has been sent to and received by the relevant authority responsible for processing and fulfilling the document. There are a range of reasons that can cause delays, particularly if the document requires manual handling in order to be processed.
