Deposited Plan And Deposited Plan Searches
If you would like to learn more about Deposited Plans (DP) and how to search for them in your property context, you’ll find a more detailed summary regarding this type of land legality below.
What is a Deposited Plan?
A Deposited Plan (DP) is a type of land plan that defines the legal boundary information for a parcel of land.
Deposited plans most commonly depict a subdivision of a parcel of land, and often also record easements and resumptions.
It is common for a DP to include full dimensions for each boundary, the nature of the boundary (any defining features such as fences, roads, buildings, walls and so on) and the position of all survey marks to fix the boundary positions.
When do you need a Deposited Plan?
In Australia there are several instances where a DP is required, for example:
Selling or buying land/property
When creating a new land parcel and subdivide or deal with an existing parcel of land
In certain renovation cases, especially when erecting new structures or buildings on your land
In the instance of disputing a boundary
The deposited plan will need to be prepared by a registered surveyor and lodged with the appropriate Land Registry Service.
